Investment Options for Cyprus Residency
Investors can obtain Cyprus permanent residence by purchasing new real estate and showing a secured annual income of at least €50,000, plus €15,000 for a spouse and €10,000 for each minor child. Successful applicants must visit Cyprus within a year to submit biometrics, and all family members must return at least once every two years to maintain their status.

Property Viewing & Purchase
Investors can visit Cyprus to view properties of interest and place a 10% deposit on their chosen home. If travel isn’t possible, Astons can arrange virtual property tours. Once the final choice is made, we ensure a fast and secure purchase process.
Document Preparation & Finalising the Sale
Astons’ consultants will help prepare all the required documents and ensure each one complies with the Cyprus PR program. The investor must then pay VAT (which may later be partially refunded), as well as the stamp duty. The property must be purchased before submitting the PR application.
Obtain Council of Ministers Approval
Council of Ministers approval is mandatory for all non-EU foreign buyers before acquiring property in Cyprus.
PR Application Submission
The application and supporting documents are submitted to the Civil Registry and Migration Department. Processing usually takes several months.

Once reviewed and approved, the applicant receives an official immigration certificate.
Issuance of the Residence Permit Card
Within one year of receiving the certificate, the applicant and family members must visit Cyprus to provide biometric data and receive their residence cards. After 8 years, they may apply for Cyprus citizenship, provided all conditions are met — including residing in Cyprus for the final 12 months of that period.
